House Rules

A 50% deposit is required to hold your dates. The remaining balance is due 7 days before your arrival.

We accept bank transfer (Japanese accounts) or credit card via secure payment link. A 3% processing fee applies to credit card payments.

Your booking is confirmed only after we send a written confirmation email. A verbal agreement or date hold is not a confirmed booking.

30+ days before arrival: full refund minus a 5% processing fee.

14-29 days before arrival: 50% refund of the total booking amount.

Less than 14 days before arrival: no refund.

We recommend travel insurance for unexpected cancellations. We do not make exceptions for weather, flight delays, or personal circumstances.

Standard check-in is 3:00 PM. Check-out is 11:00 AM.

Early check-in or late check-out may be arranged if the house is available. Please ask at least 48 hours in advance.

We will meet you at the house (or pick you up from the station) to show you around, explain the facilities, and hand over the keys.

Leave the house as you found it. Basic cleaning supplies are provided.

These are wooden houses. Please be careful with open flames. Do not leave candles or the fireplace unattended.

Damage caused by negligence (burns, water damage, broken fixtures) will be charged to your security deposit or credit card on file.

Please report any issues during your stay so we can fix them promptly.

Earthquake emergency supplies are located in the storage closet of each house.

Emergency contacts are posted on the refrigerator.

The nearest hospital is 20-30 minutes away by car. If you have serious medical conditions, please inform us before booking.

Fire extinguishers are located in the kitchen and near the hearth.

These terms are governed by the laws of the State of Texas, USA.

Any disputes will be resolved through binding arbitration in Austin, Texas.
